Why renovate before selling?

Investing money into a home you are about to leave only makes sense if it increases the value of the property or helps you sell it quicker, but there are many factors that should be considered when making this decision including factors specific to the market you are selling in, the property itself as well as your personal circumstances.

A strategic renovation can have a significant impact on the value  of most residences but not everyone has the funds necessary to carry out the required works or necessary knowledge, with even experienced renovators often not knowing which areas to focus on, and how to increase the return on investment of any work done to a residence in preparation for its sale.

Even small a renovation and cosmetic changes can add value particularly if you are selling in a competitive market by making the property more attractive to potential buyers and increasing foot traffic. A well-presented home discourages bargain hunters, and is more appealing to a much broader range of purchasers than one that needs a major renovation, decoration or repair. By showing your home in its best light ensures your home’s potential isn’t overlooked, creates competition among buyers and can significantly reduce time on market.

Taking the time to consider the presentation of your home to a potential purchaser prior to putting it on the market is important if your intention is to receive a fair market price and essential if you want to maximise the value of your property.

 There may, however, be circumstances, where undertaking a renovation is not ideal. Things to consider will include the target customer and their intent. If you are selling a home that is most likely to be purchased by a developer to knock down and rebuild one or more homes, then renovating or spending any money on refurbishing will be unfruitful as they are focused purely on the land value. Similarly, if your home requires extensive remodelling by the purchaser, engaging in an extensive renovation prior to going to market may not have a significant impact on value.
